Overall it was a SUCH GREAT stay on my next visit back. Your location was magnificent, near the beach. Also, the area was historic. The rooms were quiet and beds were exceptionally comfortable.

I liked the price and the size of the room and the cleanliness of room.
The air conditioner was very noisy and the walls were paper thin. There were drunken kids in the room down the hall from us and it was if they were in our room, they partied from 1:00 a.m. till 3:00 a.m. and would not quiet down.

Very quick overnight for a wedding. Terrible that I had no idea no elevator and they put us on third floor. I feel you should advertise no elevator and three floors. My husband is disabled and it was tough. Room was clean but toilet was flooded when we walked into room. They changed us but we had to go down three flights and cross to other side of building and go up 3 flights. Told us we got the last king bed room because it is first come first serve when we checked in. I booked online. Interesting they suddenly found another king room 10 min later with the toilet problem. Seemed like kind staff next time I will ask about first floor and elevators. Room smelled like smoke when we got there. Our friends on the first floor had a toilet that just kept running. It was good price so did not cause a fuss but won't stay there next time we visit.

Upon arrival, our room location was next to the lobby and very close to the restaurant/bar. The staff changed our room to another location which was difficult because they were almost out of rooms. The hotel also has a shuttle that runs to area beaches and downtown Newport RI that costs $8/person per day. You can take as many trips as you want in a 24 hr period. This works out great going out on the town in Newport without having to drive and or get an expensive taxi back to the hotel.
The Ramada just bought out this hotel a few months earlier and they were in the process of updating this property so some areas of the hotel were not up to standard. However, this should be resolved in time. Price paid inc. Tax was $180/night.

Great Price, good location, room was nice and big, pillows were perfect, mattress was very comfy, room was clean, staff were very nice and accommodating
Needs updating - bigger tv, privacy curtain in addition to the room darkening curtain, bathroom fan was very loud and ineffective, shower head leaked and made high pitched whining sound, internet was extremely slow

Van service to Newport is very convenient. But unfortunately is only feeding your restaurant! Can you not drop us to the town center?
The most miserable "free" breakfast that we ever found in an hotel. When there was food available, it was stale.. For 2 days in a row, there was not food left to eat and the staff was not very happy in refurbishing the counter. The only day when fruit salad was available, it was surrounded by a cloud of flies ( fruit-flies) The room available for this breakfast has an awful decoration.... when was it created? ...mid 1947?

Had a blast with friends! We spent our days exploring the local beaches and checking out the vibrant shops nearby. The shuttle was convenient for getting around. Can't beat the comfy rooms after a long day. Just a heads up, a car is needed to get around, and the food prices at the restaurant seemed high.
Unfortunately, the front desk service left something to be desired.

The hotel gave us excellent service. The room, though in need of some updating, was super clean with nice toiletries and fluffy towels. The restaurant had wonderful food--including a full lobster dinner every night for $10.95! The staff were friendly and super accommodating.
The heat in the room was a little hard to adjust, but not a problem once I got the hang of it.

Room was very noisy, dark and cold. Cleaness was ok, but all things and furniture was old-fashioned and have seen better days.

This place was just an excellent fit for a transient visit in Middletown with really good value. The front desk was helpful when my room key didn't work. Be prepared for possible key card issues.
